  1. Is selling the right move this year?

    Sometimes the honest answer is to re-let, extend the lease and sell in two years with a longer lease and a proven income record. We will say so, even though it means no fee now.

  2. What does the property actually achieve?

    Based on completed sales in the building and the street, not on asking prices — which are wishes, not evidence.

  3. Who is the buyer?

    Owner-occupier, UK investor, or overseas investor. Each wants a different presentation, and one of them is usually paying more for the same flat.

London property reaches buyers through several routes, and the portals are only the most visible one. Knowing the others is most of the advantage, particularly for an overseas buyer who cannot spend a month walking the streets.

Open market

Rightmove and the agency window. Widest choice, most competition, and the price everyone else has already seen.

Off-market

Owners who will sell at the right number but do not want a listing. Reached through agency relationships, which is precisely what a local team has.

New build and off-plan

Developer stock, sometimes with incentives worth having. Also where the gap between brochure yield and real yield is widest — we will show you both.

Auction

Short leases, probate sales and properties needing work. Real opportunities, on a timetable that punishes anyone who has not done the legal work first.

Probate and distressed

Slower, more paperwork, and usually the best price per square foot in a given street. Requires patience rather than nerve.

Portfolio and block

Several units in one transaction. Better entry pricing, more concentrated risk — worth doing only with the numbers modelled properly.
