Lettings & valuationsTwelve years across Kensington and Chelsea. Gives the number a property will achieve, then explains how he got there.
EnglishWe are a boutique real estate agency based in Central London, built on a simple principle: every landlord deserves a personal, attentive and genuinely expert service — not a call centre.
A branch network has to keep every desk busy, which is why it wins instructions on valuation and loses them on service. We take on a limited number of properties at a time, and the person who valued your flat is the person who will call you about it in eighteen months.
It also explains the fee. 14% including VAT is not a discount that will be quietly corrected next year — it is what a small team with low overheads costs to run, and it is the same number for a one-bedroom flat in Bayswater and a house in Chelsea.
We are not a letting agency that also does other things. We handle sales, maintenance, lease extensions and buying advice for the same owners, because those are the questions that come up over the years you own a property.
Not a department and not a rota. The same person, who knows the property, the tenant and what you decided last time.
A valuation you can act on, including when the honest answer is lower than you hoped or means waiting a season.
Round the clock, every day — for landlords and tenants alike, in English or Mandarin. Emergency maintenance included.
Two of us are native Mandarin speakers, so the Chinese desk is not a service we outsource — it is people who sit in the same room.

Talk to the team
A significant part of our business is Chinese landlords investing in Central London. Several members of our team are native Mandarin speakers — so the conversation happens directly, in the language you think in, with someone who understands why the question was asked.
That includes the practical parts: WeChat rather than email if you prefer, statements you can read, and the HMRC non-resident landlord paperwork handled so your rent is not taxed at source unnecessarily.
We stay inside an area we can reach quickly and know street by street. Outside this map, we would rather refer you to someone who works there properly than take the instruction anyway.
A boutique agency. A personal service. A team that speaks your language.
