Finding the right tenant is most of the job.

A void month costs more than the difference between any two agency fees. So does a tenant who leaves after six months, or one who stops paying in month four. Everything below exists to prevent those three things.

Letting is a few weeks. Management is the rest of the tenancy — and it is where a small agency is genuinely different from a branch network, because the person who answers already knows your boiler.

Rent collected, reconciled and paid to you with a clear statement. Late payments are chased the day they are late, and you hear about it the same day.

Repairs and emergencies

Reported through us, quoted before the work starts, and handled by our own contracted team. Emergencies are dealt with at the time they happen, not on Monday.

Compliance

Compliance and certificates

Gas safety, EICR, EPC, smoke and CO alarms, selective licensing where it applies. Renewals are diarised so nothing lapses without you knowing.

Inspections

Periodic visits with photographs, so you can see the condition of the property without flying in for it.

Renewal negotiated before the tenancy runs out, or notice served correctly if it is time for a change. Both are planned, not reactive.

Short lets

Flexible arrangements, where the building allows them.

Short lets suit some owners well: a property you use yourself part of the year, a flat between sales, or a corporate area where three-month tenancies pay better than twelve-month ones.

They also carry rules that catch people out — the 90-night limit on short-term letting in London, lease clauses that forbid it, and buildings whose management companies will object. We will tell you which of those apply to your property before you commit to a strategy, not after.

Most agencies subcontract repairs and add a margin. Ours are contracted to us at pre-negotiated rates, which is why a repair through us usually costs less than the same repair arranged for you by a larger agency — and why it happens sooner.

A lease dropping towards 80 years is the single most expensive thing most London owners ignore. Below that line the premium rises sharply because marriage value enters the calculation — and the flat becomes harder to sell and harder to mortgage at the same time.

We will tell you where your lease stands, put you in front of a valuer and a solicitor who do this daily, and stay involved through the process. We do not charge for the introduction, and we will say plainly if the honest answer is that it can wait.
