Larger agencies run on office hours. Property doesn't. A boiler fails on a Sunday, a tenant loses keys at midnight, an owner in Shanghai wants an answer at what is 3am here — someone answers, and our maintenance team is on call around the clock, not just in working hours.

If you're cheaper, what's missing?
Branch offices, a call centre and a marketing budget. What is not missing: the valuation, the photography, the portals, the referencing, the inspections, or the person who answers when you call. A small team with low overheads can charge 14% and still run properly — a network of high-street branches cannot.
Is the 14% charged on top of anything else?
No. Management 7% and letting 7% is the whole commercial arrangement, and VAT is already inside that 14%. Third-party costs that exist whoever you use — inventory, EPC, gas safety, licensing where it applies — are passed on at cost and shown to you before they are incurred.
What happens if the tenant stops paying?
We chase it the day it is late, tell you the same day, and set out the options honestly — including the ones that cost you money. We do not have a guarantee scheme; if you want rent guaranteed regardless of the tenant, we will explain how rent protection insurance works and what it really covers.
I'm overseas. How does that actually work?
Roughly a third of our landlords are. You get one named contact, updates in the language and channel you prefer — including WeChat — and we handle HMRC's non-resident landlord requirements so your rent is not taxed at source unnecessarily.
Do you tie me into a long contract?
Management runs on the tenancy and can be ended with notice — the terms are in the agreement in plain English before you sign, not in a schedule you find later. If we are not doing a good job, you should be able to leave.
